What are these fees in Sun City Roseville, CA?

We are blessed to have two fantastic Del Webb developed “Sun City” communities in our service area. Both Sun City Lincoln and Sun City Roseville are fantastic choices for our over 55 buyers.

Both communities have tremendous services, a total of three golf courses and are both conveniently located close to medical facilities including Sutter and Kaiser hospitals, both located in Roseville. Our team has helped dozens of people relocating in from the bay area purchase in the communities. Almost all our clients are extremely happy that they chose to live in one of the other Sun City. However, during the purchasing process, we often get asked, “What is this “Special Fee” that these two communities require when purchasing?”

The fees are called either, the “Special Enhancement” fee in Lincoln or simply a “Special Use Fee” in Roseville. The Lincoln fee is currently $3000 and can be paid by the buyer, seller or a combination of the two ( It is supposed to be paid by the buyer, however; like in all real estate transactions, pretty much everything is open to discussion and negotiation.) In Roseville, the current “special use fee” is $1500, and like Lincoln’s fee, we have experienced it being paid in a variety of ways.

Should you be looking to purchase in either of our Sun City communities, remember, that this fee is paid at the close of escrow, every time the home closes escrow. It is not an ongoing yearly or quarterly fee.

When the fee’s where put in place the explanation was that the money raised would be used to enhance the community aesthetically. When driving through the communities you will note that they are both extremely beautiful. So, hopefully that money is going to good use
